A new model for France
Although the American model of real estate agency is not perfect, there are some elements of its structure which we have adapted to France which we believe add clarity and reduces systemic weaknesses in client service. We equally represent sellers and serve buyers, are transparent about who does what and for whom, and are united behind the brand. We do not take sides. We bring buyers and sellers together.
Our focus is rigorous: high-end properties (above 700,000 Euros) and chateaux in the Bordeaux region and South West France in a portfolio strictly limited in number so that team members can devote all their skills and energy to each property.

Maxwell-Baynes Real Estate was founded in 2008 bringing together Michael Baynes’ experience as a successful property developer and commercial investor in California and Karin Maxwell’s first-hand knowledge of the workings of the French agency system and its limitations.

Maxwell-Baynes Real Estate brings to bear comes from experience gained not only in France, but the UK and the USA, having earned the top real estate credentials: Carte Professionnelle (France), M.R.I.C.S (UK) and members of the National Association of Realtors as a Broker/Realtor (USA). Our listings are highly selective, composed of chateaux of rare beauty, historic manor houses and oceanside retreats in a defined area of South West France - Gironde, Charente, Dordogne, Gers, Arcachon and Bordeaux city. The choice we present to you is prequalified – refined according to what we learn about clients’ tastes and preferences. We are careful listeners and ask the right questions.
The practice. Using over 50 years combined experience of negotiating skills, we keep deals on track that might not otherwise end in success. Marketing is of the highest priority, based on research into what works and creatively implemented using professional photography and video to bring property to life.
