To the right there is a sewing room and a large store and service area which could be developed. An internal double door leads to the vast chai where Armagnac used to be distilled. The vats are embedded into the wall and could be a feature if this area is developed or reopened and large arched doors to the courtyard.
On the first floor hallway original doors lead to the carefully preserved feature garden and pool with views to the Pyrenees. On the left is the owner's accommodation - a beautifully restored lounge, leading through to an equally impressive dining room and a fully fitted dining kitchen with doors to a shaded dining and sitting terrace with steps down to the garden and courtyard. To the right is the master suite with an ensuite bathroom and a fitted dressing area. To the front is a smaller room currently used as an art studio and through an internal alarmed door to a letting bedroom with its ensuite shower room. Up a few steps to above the chai are 2 smaller rooms suitable for children and 2 character filled bedrooms with ensuite facilities. The hallway is used as a guest lounge and there are steps down to a separate entrance in the courtyard. Finally there is a 2 bedroomed suite, one which highlights the wooden frame and between them a shower room. At the far end is an area suitable for development into further bedrooms.
In the grounds there is another building which resembles a house. There is a large open area used by horses and 2 internally partitioned areas with 6/7 wooden stables with potential groom's apartment above. The stables open out on to the enclosed pastures. There are pig enclosures and an aviary above.
