The property has a total surface area of 50 ha including approximately 30 ha of vines AOC Côtes de Bourg, 7 ha of woods, 7 ha of meadows and 6 ha of gardens and buildings with a stream and a small lake which contributes to the balance of the vineyard. The vineyard is mainly located in AOC Côtes-de-Bourg / Côtes-de-Bordeaux with in addition a small parcel in 'Vin de France'. The vineyard is cultivated by biodynamics methods since 2000, the wines produced are certified 'Demeter' or sustainable agriculture, making this area one of the largest producers of organic wines in Bordeaux. The vineyard is planted with Merlot, Cabernet Sauvignon, Cabernet Franc and Malbec on a clay-gravelly soil allowing optimum soil drainage. The vines have an average age of 40 years and is being restructured, it has a density from 4,500 to 4,800 vines / ha with a space between rows ranging from 1.80 to 2 m. For the production facilities the winery has a toal capacity of 5,300 hl, distributed in majority in 12 thermo-regulated cements vats allowing a production from 100,000 to 200,000 bottles / year with a vine yield of 35 hl / ha. The wine is aged in a barrel store with a capacity of 100 barrels and is sold exclusively in bottle. The wine is sold mainly to private clients, wine merchants, traders and specialised networks in France and abroad because of its organic / vegan specificity. The estte has a main Château with a total surface of about 500 m² on 3 levels with a tower that requires renovation and various outbuildings including 2 houses, 3 animal boxes and the vineyard operating infrastructure. The Château does not have a heating system but has functional fireplaces and a septic tank. There are beautiful period features such as parquet floors, fireplaces, carpentry, etc. that need to be renovated. The other homes of the property have double glazing, a septic tank and electric convector heaters for optimal comfort. The property is sold with all the wine-making equipment as well as with the 3 registered trademarks. The estate is located in an ideal and quiet place 50 minutes from Bordeaux, its international airport and TGV station, 45 minutes from the city of Libourne and its TGV station and 5-10 minutes from several small villages with all amenities.
