Stunning Bordeaux vineyard for sale. One of the most spectacular views available on the market today and located a few kilometres from Saint-Emilion, a Bordeaux Côtes de Castillon appellation vineyard domaine with stunning stone buildings that have benefited from a comprehensive renovation of both the residential and commercial structures. The current vineyard is split into two parcels, one immediately around the chateau residence and winery and a second parcel located about 2kms from the winery. The vineyards in total cover a surface area of 5.24 hectares, of which 3.10 ha are under a farming contract, renewable every year. The vineyards are made up of 100% Merlot grape variety and the soils are mainly composed of red clay on a limestone subsoil on well drained slopes with an excellent micro climate history. The average age of the vines is 35 years old with a plant density of between 3,000 - 5,000 plants/ha. The property is composed of a 400 m² main house, entirely renovated, a 90 m² gîte, a stone dovecote and vineyard operating barns housing the winery infrastructure. There is also a 14 m x 3.5 m swimming pool surrounded by 2,26 ha of wooded parkland, garden and meadows. Total surface area of the estate is 7.5 ha. The main house is organized over 3 levels (1 basement and 3 upper floors including attic). It comprises an entrance hall, a kitchen/dining room, a 60 m² lounge, a laundry room, a storeroom, 4 bedrooms including 2 with shower rooms, 2 bathrooms/shower rooms, 1 dormitory in the 85 m² attic area. There is a further 75 m² section that was once a wine storage "Chai" and that could provide more accommodation but would need renovation. The basement is home to a fantastic private wine cellar and is accessible from the inside, while the technical room for the swimming pool and the boiler (also in the basement) can be accessed from the outside. The gîte (guest accommodation) is composed of a main room with an equipped kitchen, 3 bedrooms and 2 shower rooms. The operating infrastructures includes a highly efficient and well designed fully renovated winery powered by geothermic energy with workshop and storage. It is also composed of 6 thermoregulated stainless steel wine vats, 4 of which are “garde vins” to allow flexibility in production with a total capacity of 464 HL. There is also a barrel store, a large office and a bottle storage Chai. 65 % of the ageing is done in vats and 35 % in barrels. Average annual production: 14,000 bottles with Bottle prices at the property: from 11€ to 15€. Prices for professionals are 7.90€/bottle. Distribute in Europe: France, Germany, Belgium, Luxembourg, Switzerland and also in England. The wines have earned consistent critical acclaim with numerous awards such as a gold medal Paris 2020 at the "Concours Général Agricole" for its 2018 vintage.
