Set off a quiet country road in the heart of the Madiran wine region in the Gers electric gates open on to a large hard standing parking area. A path through the parkland, past the renovated outbuilding leads to the chateau. Original large wooden doors lead to a small reception area with flagstone floor and wide wooden staircase with iron balustrade to the first floor. The chateau boasts a new roof, new central heating fired by a pellet burner, quality double glazed windows and patio doors, new electrics throughout and new plumbing with each room having its own water heater, air conditioning in each bedroom and private owners’ flat on the second floor. To one side there is a library with fitted oak bookcases on two walls and doors to the outside. To the other is a large lounge which leads on to an extensively fitted kitchen with large central island and off it a utility room and service room. To the rear are two large bedroom suites with views over the land. Each room has a different feel and colour scheme with luxury bedding and ensuite bathrooms. Upstairs there are 5 further large suites including a family suite and triple room, each with a similar specification. The corridors are set so that each suite has a private entrance, a sitting area, tv and tea making facilities. A wooden stair rises to the second floor where there are 2 children’s rooms, an office, toilets and shower room and a large lounge with extensive views over the countryside and off it a master bedroom with ensuite facilities and dressing room. Other buildings To the side of the chateau the outbuilding has been converted to form a large bright room overlooking the pool with shower rooms off, a bar, a restaurant with internal seating and a covered terrace and a professional kitchen. There is an art gallery at one end with paintings displayed and space for small gatherings. Gardens Around the chateau is set to lawn with mature trees and shrubs. There is woodland and there is permission to plant 5 hectares of vines which would be certified Madiran. There are two wells, one with an entrance and steps. Adjacent to the outbuilding is a 14x4m heated pool with terraces around for relaxing. Location The chateau is rural and private although not distant from towns with a wide range of facilities and commerce. The motorway network can be reached within 15 minutes. The Atlantic beaches and Pyrenees ski resorts are approximately an hour and a half away and within easy reach for day trips. Riscle has the nearest train station and TGV’s can be accessed from Pau. There are a number of airports which could be used - Bordeaux and Toulouse are major international airports while Pau and Tarbes are regional airports with limited destinations.
