Vineyard estate located in the heart of the Sainte-Foy-la Grande region producing red wine in AOC Bordeaux. The property consists of a total of approx. 40 ha of land including approx. 20 ha of planted AOC Bordeaux Supérieur and Bordeaux rouge vines. The vineyard is located on the south side of the plateau and is well exposed to the sun and the soils are naturally well-drained. The vines are planted on calcareous and clay soils with a rocky subsoil. 2 to 3 ha on the highest part, are composed of a magnificent deep red gravel. There is a total of approx. 20 ha planted vines with a possibility of planting extension of about 7 ha. The vineyard is planted with: 50% Merlot, 20% Cabernet-Sauvignon and 30% Cabernet-Franc on AOC Bordeaux Supérieur, Bordeaux Red appellation. The average age of the vineyard is about 25 years, with a uniform planting density of ,5000 plants / ha. The Château is dating back to the 15th and 19th century. It is in good general condition and has a living surface of 608 m² with 105 m² of vaulted cellar, all composed of two floors. The interior has been subtly furnished and tastefully decorated. The structural work and the second work are in good condition, same for the floors, walls and the roof. The castle has retained its ancient features such as fireplaces, wood flooring, walnut paneling and Aubusson tapestries on the walls. The ground floor has a double entrance with a beautiful stone staircase, several lounges and a large kitchen, all in original old-style. The first floor is composed by 6 bedrooms with 4 bathrooms, a shower room and 2 W.C. The second and last floor consists of 2 bedrooms with a bathroom and a room used as a study. It is located in the middle of a well maintained and wooded park with a lake and swimming pool (6.5 x 13.5 m) with an 80 m² pool house. The estate has various buildings used for the exploitation of the vineyard of approx. 861 m² with a 192 m² tractor garage, a small workshop, a technical room with boiler and cold unit, a barrel store and a vat room. But also an outbuilding of 120 m² which can serve as summer housing, it includes 2 bedrooms with bathrooms, a sitting room with kitchen and a dining room. A shed with a garage and a storeroom are adjacent to the porch of the building. Also present on the estate, another habitable summer dependence of 158 m² including kitchen, living room and 3 attic rooms with bathroom. A well, a dovecote, a woodshed and a henhouse are also close to the building giving this set a lot of charm.
