Beautiful Château residence dating back to late 18th century of 600 m² in a rustic style and set in 3.5 ha of park with a heated swimming pool of 11 x 5 m with counter-current and electric cover, a lake and a 16th century dovecote. The total land area is 79.76 ha, including 21 ha of AOC Bordeaux Supérieur vines. There are 9 ha of meadows and 46.43 ha of exploitable forest. The Château is in good general condition and has very attractive outbuildings near the residence. Outside the perimeter of the Château there are 1515 m² farm buildings with 2 wineries, barrel store, storage cellar (9 which are new), shop, office, tasting rooms, large equipment building, hangar, laboratory, a garage, and two additional houses. One house of about 120 m² occupied by an employee and another very pretty house of about 160 m² requiring some refurbishing work. The vines are cultivated in ‘culture raisonnée’ sustainable farming. The grape varieties are Merlot, Cabernet-Sauvignon and Cabernet-Franc. The vineyard is on "clay and limestone" soil and the vines are planted at 1.50 m with a density of 6200 vines per hectare. The current owners and their team wanted to treat their Bordeaux Supérieur as a Grand Cru, with the same methods and rigor. They have given themselves the means to meet this requirement by completely renovating the installations and by setting up a complete winemaking technique, quite exceptional for the appellation for their 3 best parcels. Instead of ageing in barrels, the wine is vinified directly in larger oak barrels where it will also then be aged. This early integration of the wood gives more subtle wines, with a more aromatic complexity. Their exceptional wine made by a renowned oenologist has many medals and distinctions. There is a good distribution network. Most of the wine is sold in the USA, China, Russia, Germany and Great Britain. The property is located approx. 1 hour to Bordeaux International Airport and the centre of Bordeaux and 25 min. to Saint-Emilion and to Libourne and its TGV station.
