Situated a short drive from a busy market town with a wide range of facilities sits this appealing farmhouse surrounded by its 16 hectares of mostly parkland and 5 hectares of vines. It was until recently a small commercial vineyard with currently the grape varieties of Merlot, Cabernet Sauvignon, Colombard and Sauvignon Blanc. They yielded approximately 10,000 bottles of red and white wine annually. The land split could be changed to increase the size of the vineyard or indeed the grazing land if required. The parkland is currently fenced into grazing paddocks for the raising of horses. Built in 1800, the spacious stone built house has unbroken countryside views from all windows and incorporates a number of traditional features. It has a tranquil situation and a garden area to the front. It has been sympathetically restored and upgraded by the current owners to provide extensive family accommodation. The property has been reroofed, rewired, replumbed and insulated and is mostly double glazed. A new septic tank was installed 6 years ago. 2 wood burning stoves and back up electric wall heaters heat the property efficiently during the winter period. Overlooking the rear garden, a large verandah has been added with ample space for alfresco dining and relaxing. The central entrance hall leads through to an L-shaped lounge with traditional fireplace housing a log burning stove and patio doors to the verandah. There is a separate dining room, an office and a smaller television room open plan to the extensive fitted dining kitchen. This U shaped room has a wide range of floor and wall units and a central island. There is a pantry and separate utility room and access to the outside. From the hallway, the original wooden staircase takes you to the recently converted first floor which runs the length of the house. At the top of the stairs is a cosy sitting area from which timber doors take you into the generously proportioned 5 bedrooms, 1 ensuite. There are 2 new created bathrooms, 1 at either end. Finally there is door with stairs and access to a fully floored attic space which could easily be used for storage. There is a one bedroomed apartment at one end of the house on the first floor and beneath it there is a large room currently used for wine storage and tasting. Attached to the other end of the house is a garage/feed store. There is a large winery, complete with tanks and chiller. There are also 2 large barns, one currently used to house agricultural machinery and the other for storage of hay and straw for the horses. Adjacent are 6 large modern stables (4x4m), some with access to a paddock, ideal for mares and foals. The fields are divided into 6 large paddocks, 5 with field shelters and also a pony paddock with field shelter. There are water feeders in each paddock. The fencing is robust, a mixture of post and rail and electric tape. The facility is excellent for the raising of horses and there is potential to stable more if desired. The property is well situated for access. The major airports at Bordeaux and Toulouse as well as the provincial airports at Bergerac, Tarbes and Biarritz are within easy reach. The larger cities of Agen, Auch and Pau are a short drive and the motorway network is less than 30 minutes away. The area is well served by veterinary clinics, including specialist equine clinics. There are local feed suppliers who can deliver bulk feed and in Pau UK horse brands can be purchased. There are local competitions for most disciplines and major international competitions are held annually.
